- Assistant General Manager Beachfront Condominium Property (Galveston, TX)
Description
Property Operations & Resident Services
Assist in managing day-to-day operations of the property, ensuring a high standard of service for both residents and rental guests.
Serve as a point of contact for residents, owners, and rental guests, addressing concerns and resolving issues promptly.
Coordinate with front desk, housekeeping, and maintenance teams to ensure smooth operations.
Monitor rental activity and occupancy trends, ensuring compliance with community rules and rental policies.
Maintenance & Capital Projects
Oversee routine maintenance schedules and ensure timely completion of work orders.
Assist in planning and executing capital improvement projects (e.g., roofing, HVAC, elevators, seawall maintenance).
Conduct regular property inspections to identify and address maintenance needs, especially those related to coastal wear and tear (e.g., salt corrosion, storm damage).
Work with vendors and contractors, ensuring quality work and adherence to budget and timelines.
HOA & Administrative Support
Support the General Manager in preparing for HOA board meetings, including agenda development, documentation, and follow-up.
Maintain accurate records of owner communications, meeting minutes, and compliance issues.
Assist in enforcing HOA rules and regulations, including rental restrictions and community standards.
Help manage HOA budgets, assessments, and financial reporting in coordination with the accounting team.
Coastal & Environmental Considerations
Monitor and respond to weather-related risks, including hurricane preparedness and post-storm recovery.
Ensure compliance with local, state, and federal coastal regulations (e.g., FEMA, Texas General Land Office).
Coordinate with environmental consultants or agencies as needed for beach erosion, dune protection, or flood mitigation projects.
Team Leadership & Communication
Supervise and support on-site staff in the absence of the General Manager.
Foster a positive and professional work environment.
Communicate effectively with owners, tenants, vendors, and board members.
Requirements
- 3+ years of experience in residential or hospitality property management.
- Familiarity with HOA operations and Texas property laws.
- Experience managing capital projects and working with coastal properties.
- Strong interpersonal, organizational, and problem-solving skills.
- Proficiency in property management software and Microsoft Office Suite.
- Ability to work flexible hours, including weekends or emergencies as needed.
